1. The hiring contract shall be between the hirer and the property owner and shall be deemed to be subject to the following conditions of hire.
   
   
2. Upon receipt of your booking form and £50 deposit, we will send confirmation of your booking and date for payment of balance, which is four weeks before arrival date. Where booking is made less than four weeks before arrival full payment is required with receipt of booking form.
   
   
3. In the event of a cancellation, the booking fee is forfeited and if the cancellation is less than four weeks before arrival a refund will only be made if the property can be re-let. For this reason Hirers are strongly advised to take out Holiday Insurance Cover.
   
   
4. A security deposit of £50 is payable with the final balance. If any damage, breakage or spillage occurs, this will be deducted from the amount and the balance refunded by cheque no later than a week after departure. In the event of no mishaps the amount will be refunded in full.
   
   
5. We aim to provide high quality, clean accommodation and would ask your co-operation to undertake to leave the premises in the same state of cleanliness and general order in which it was found.
   
   
6. The owner is to be allowed access to the property at any reasonable time during holiday occupancy.
   
   
7. Accommodation is only for persons named on the booking form.
   
   
8. Baggage, personal belongings and vehicles are at owner’s risk at all times.
   
   

The property is usually available from 3pm on day of arrival and we ask visitors to vacate the premises by 10am on day of departure.

All bed linen, towels and tea towels are provided. The towels are for use in the cottage only. If you require beach towels please bring them with you. Crockery, glassware and cutlery are for in house use only. A picnic basket is available for use if required.

Price is FULLY INCLUSIVE of electric and gas heating. No hidden extras.
